Honestly, when I first walked up to Modern Apartment Charvátova, I wasn’t sure what to expect – the name makes it sound pretty generic, but you know what? Sometimes the best places hide behind boring names. This three-star spot sits right on Charvátova street in Prague’s New Town, and I mean *right* in the thick of things without being touristy-crazy like the Old Town gets.

The building itself has that classic Prague vibe – you’ll recognize the architectural style if you’ve wandered around the city at all – but inside it’s been updated in a way that actually works. The apartments (because yeah, these are proper apartment-style rooms, not just hotel boxes) have real kitchenettes where you can actually cook something beyond instant ramen. I spent a good chunk of one morning just making coffee and watching people head to work from the window, which sounds boring but was oddly perfect. The furnishing is what I’d call “IKEA-plus” – clean, functional, but with enough character that you don’t feel like you’re sleeping in a showroom. The beds are surprisingly comfortable too, though the pillows might be a bit soft if you’re used to firmer ones.

Location-wise, this place is sort of a sweet spot that I think a lot of visitors miss. You’re close enough to walk to Wenceslas Square in about ten minutes, but far enough away that you’re not dealing with the constant stream of tour groups and street performers. There’s a tram stop basically around the corner – I think it’s the Karlovo náměstí line – which makes getting anywhere in Prague pretty straightforward. The neighborhood has that lived-in feeling where you’ll see actual Czechs going about their daily business, plus there are some solid local spots for food nearby. I found this little bakery two blocks over that does these incredible koláče that became my daily breakfast ritual.

What really sold me on the place, though, was how quiet it gets at night. Prague can be pretty lively (okay, sometimes downright rowdy) in the tourist zones, but Charvátova street settles down nicely after dinner. You might hear the occasional tram, but it’s more of a gentle city hum than anything disruptive. The check-in process was refreshingly straightforward too – no long waits or complicated key card situations, just practical efficiency.

I mean, look, this isn’t going to blow your mind with luxury amenities or anything. The WiFi works fine, the shower has decent pressure, and there’s enough space to spread out your stuff without feeling cramped. For a three-star place with an 8 rating, it delivers exactly what you’d hope for: a comfortable, well-located base that doesn’t eat your entire travel budget. If you’re the type who wants to spend your days exploring Prague rather than hanging around your hotel, Modern Apartment Charvátova makes a lot of sense.

    Pictures were much nicer. Its great apt in great location, value for money. However for comfortable longer stay its missing practical things like towel hangers in the bathroom, nowhere to put toiletries, bath rug when exiting the bath, cloth for washing dishes (only paper), there is no sofa in the front of TV…

    We really liked it, it is very comfortable and nearby a shopping mall, supermarket and restaurants, we could do everything by walking. The bed is comfortable, bathroom clean and big enough, my suggestion is only about the towels, was small. The place is quiet during the night.

    receptionist girl was a little unpleasant. it is not comfortable to collect keys at the office AND pay only by CASH!
    overall, the apartment was clean, but the walls need to be repainted. the bed was really comfortable. it was warm and well equipped. the location is central and close to the shopping street. 2 mins walk to franz kafka's rotating head.

    Great location, helpful staff, and spacious apartment. The bed was comfy and the pillows were big and comfy too. It came with a very small towel.

    What could be improved: It didn't feel like a well looked after property. It was fine for what I needed but there were some details that were missed. There was a broken piece of artwork still hanging on the wall, which was weird (why wasn't it taken down or fixed?). The windows were wide open, the dishwasher had dirty dishes inside, and the toaster wasn't clean either. There was also a vape left behind by another guest, and damage to the headboard. Whilst this didn't really affect my stay, it didn't come across well. But everything else was great!

    The location was very good and easy to reach places of interest to enjoy Prague. The apartment is very neat and clean and tastefully furnished.

    What could be improved: Unfortunately the stove top did not work as the glass top is cracked and there is only a microwave.
