Look, I’ll be honest – when I first saw the address on Prokopova, I wasn’t expecting much. Žižkov has this reputation as the grittier side of Prague, and while that’s not entirely wrong, it’s actually what makes this apartment so refreshingly real. You’re not staying in some sanitized tourist bubble here, you’re getting a slice of authentic Prague life, complete with the occasional tram rumbling by and the sound of actual Czech conversations drifting up from the street.

The apartment itself is pretty straightforward – nothing fancy, but everything works, which honestly matters more than marble countertops when you’re trying to figure out Prague’s public transport at 7 AM. What I really appreciated was how quiet it gets at night, despite being in what locals call the “party district.” Sure, Žižkov TV Tower looms over everything like some Soviet-era spaceship (you literally can’t miss it), but the residential streets around Prokopova actually settle down nicely once the university crowd heads home. The 7.9 rating makes sense – it’s not going to wow you with luxury, but it delivers on the basics without any nasty surprises.

Here’s what nobody tells you about staying in Žižkov though – you’re actually perfectly positioned for exploring Prague without fighting tourist crowds every morning. Jiřího z Poděbrad metro station is close enough that you can reach Old Town in about 15 minutes, but you’ll also discover this whole parallel Prague that most visitors never see. There’s this fantastic farmer’s market on Saturdays at the nearby square, and honestly, some of the best pubs in the city are just scattered around the neighborhood – the kind where beer costs half what you’d pay near the castle and tastes twice as good. The area gets a bit rough around the edges after midnight (I mean, it’s still Žižkov), but during the day it’s just regular people living their lives, which I found way more interesting than another perfectly manicured tourist zone. If you’re the type who wants to experience Prague rather than just photograph it, this little apartment gives you that authentic base without breaking the bank.

    Location, self check in, number of beds

    What could be improved: Pillows had weird/bad smell, it was a little dusty. Before I booked it I asked questions and the host didn't answer, but I booked it anyway because of my friends recommendation and price.
    There were no slippers or shampoo, I know its not a must, but it would be very helpful.

    I liked the very convenient location. In general, Zizkov is perfect for close proximity to the city centre via tram, but also close to nice parks and local pubs. And in our particular case it was very close to the venue we attended (Forum Karlin): just across a romantic tunnel under the Vitkov hill.
    Getting into the property (either via a provided code or an app) was a breeze.
    Also I liked the possibility to leave luggage before the check-in. I arrived at 6 am, so it was very convenient to leave the bags and walk the heck of the city until 3pm.
    The beds were super comfy and the pressure in the shower was more than adequate.

    What could be improved: The communication with hosts was a bit underwhelming. They've worked everything out in terms of standard procedures, that's for sure. But a nonstandard situation puzzles and staggers them. In my case it was the necessity to change the number of guests in the check-in app (so that I didn't have to pay an extra city tax and provide data for a virtual person). It was not solved until the end of the trip. Didn't obstruct us to get into the property but took a lot of time for sending messages back and forth.

    Now, the property looks much worse than on the pictures. The carpet floor needs to be renewed, the walls beg for renovation.
    The property was not cleaned properly: there was still some disturbing rubbish on the floor (like a packaging for someone's suppository).
    The kitchen is a joke: it's less than bare minimum.
    The soundproofing is non-existent.
    Overall, this apartment is probably ok for those famous Prague stag parties (which the owner forbids of course), but I wouldn't recommend it for a family weekend.

    Cozy and clean apartment in convenient location. We also got a private parking in the garage. Old Town was not far away and easy reachable by the foot.

    What could be improved: Our experience with this accomodation was very poor. First of all, the owner didn't inform us about the ongoing construction site works on the ground floor – we would not pick such accomodation if we knew. I am honestly shocked by such a high rating which I find very misleading. After we entered the room, there was very unpleasant smell. I found out that it comes from the pillows, it was disgusting. I tried to contact the owner asking him politely for the replacement but he never wrote back, so we slept without them during our stay. I can only guess if they were washed and dried in the wrong way, or they weren't replaced at all after previous guests. I know, that this place is not the Hilton hotel and it’s value lies in good price deal, so I wasn't expecting any high standard really. But I don’t think that it’s a lot to ask for a clean bed sheets, clean carpet and clear water runing from the pipes. In my opinion it’s a shame to even list a room for rent like this. There is certainly a few easy and quick fixes which could improve the listing without any extraordinary effort. The place just looks neglected and I hopeh this will change for the sake of the next travelers. Until then my advice would be to avoid this place and I am really not happy to write such a bad review.
